About EPCs

Questions about your EPC

What is an EPC?

An Energy Performance Certificate rates how energy efficient a property is, from A (most efficient) to G (least efficient). It also lists some suggested improvements.

How long does an EPC last?

An EPC is valid for 10 years.

Do I need an EPC?

You generally need one when you sell or rent out a property in England. The rules can change, so check the current position on GOV.UK.

Does my EPC show what insulation I actually have?

It records what the assessor could see or had to assume about the property, including the roof. It's an estimate. It can't show what is actually under the roof boards or behind the rafters. A survey can look properly.

Is the EPC check free?

Yes. The GOV.UK register is free to search.

Do you see or keep my postcode?

No. Your postcode goes straight from your browser to GOV.UK. This website doesn't receive or store it, and nothing about the rating you choose is sent anywhere.

I can't find a certificate for my property. What now?

Not every property has one, and some are listed under a slightly different address, so try a nearby spelling or the house number. If there's no certificate, that's normal for a home that hasn't been sold or rented recently.
